These Terms & Conditions (“Terms”) govern your use of AuctionLand at auctionland.co.uk (the “Service”). By accessing or using the Service you agree to these Terms. If you do not agree, do not use the Service.
1. What AuctionLand is
AuctionLand is an online catalogue and research tool that aggregates property auction listings from third-party auction houses across the UK. We help you discover lots, set alerts and (on paid plans) unlock early listing details and auctioneer links.
We are not an auctioneer, estate agent, lender or solicitor. We do not sell properties, take bids, hold deposits or complete purchases. Any sale is solely between you and the relevant auctioneer / seller under that auctioneer’s own conditions of sale.
2. Listing accuracy and your duty to verify
Listing information (including guide prices, addresses, images, auction dates and descriptions) is collected from third-party sources and may be incomplete, delayed or incorrect. Early-access teasers may intentionally hide some details for free users.
Before bidding or relying on any detail, you must verify all information directly with the auctioneer, including legal packs, addenda, reserve status, fees, buyer’s premium and viewing arrangements. AuctionLand accepts no liability for losses arising from reliance on aggregated listing data alone.
3. Accounts
You must provide accurate registration details and keep your login secure. You are responsible for activity under your account. We may suspend or terminate accounts that are abusive, fraudulent or in breach of these Terms.
Free accounts may include limits (for example saved properties, saved searches and weekly alerts). Paid plans unlock additional features as described on our Pricing page.
4. Subscriptions, trials and billing
- Paid plans are billed through Square. Prices are shown in GBP and may change for new purchases; existing subscribers are charged according to their then-current plan until changed or cancelled.
- We may offer a short paid trial (for example ÂŁ1 for 7 days). Unless you cancel in time, the remainder of the first billing period and subsequent renewals may be charged automatically using your card on file.
- Plan entitlements (tier, billing period and selected counties) apply immediately when you subscribe or change plan, subject to any mid-cycle charges described at checkout or in your account.
- You can manage or cancel from Account → Subscription. Cancellation typically takes effect at the end of the current trial or paid period, as shown in your account. Fees already paid for the current period are generally non-refundable except where required by law.
- Failed payments may result in restricted access until resolved.
5. Early access and paywalled features
New listings may be partially locked for free users for a limited period (for example 48 hours). Premium subscribers with the right county entitlement may unlock guide prices, auction dates and auctioneer source URLs earlier. These commercial features may change; the Pricing page and in-product notices are the current description of entitlements.
6. Acceptable use
You agree not to:
- scrape, bulk-download or systematically extract the catalogue except via interfaces we expressly provide;
- misrepresent your identity or attempt to access another user’s account;
- use the Service to spam, harass or break the law;
- interfere with site security or attempt to reverse-engineer the Service beyond what applicable law allows;
- republish substantial parts of our catalogue as a competing aggregator without our written permission.
7. Intellectual property
AuctionLand branding, site design and our original content are owned by us or our licensors. Third-party listing text, images and marks remain the property of their respective owners. You may use the Service for personal or internal business research only, not as a substitute data feed for a competing product.
8. Sell on Auction and contact enquiries
If you submit a sell or contact enquiry, you authorise us to process that information to respond and, where relevant, to introduce you to suitable partners. Submitting an enquiry does not create an agency or auction instruction with AuctionLand.
9. Disclaimer of warranties
The Service is provided “as is” and “as available”. We do not warrant uninterrupted availability, error-free data or that the Service will meet your investment goals. Property investment and auction purchase carry risk; obtain independent professional advice where needed.
10. Limitation of liability
To the fullest extent permitted by UK law, we are not liable for indirect, incidental or consequential loss, or for loss of profits, opportunity or data arising from your use of the Service or reliance on listing information. Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud or any other liability that cannot be limited by law.
Our total liability for any claim relating to the Service is limited to the greater of (a) the amounts you paid us for subscriptions in the 12 months before the claim and (b) ÂŁ100.
11. Privacy
Personal data is handled as described in our Privacy Policy, which forms part of your agreement with us.
12. Changes
We may update these Terms or the Service features from time to time. Continued use after changes take effect constitutes acceptance of the updated Terms. Material billing changes will be communicated in a reasonable way where practicable.
13. Governing law
These Terms are governed by the laws of England and Wales. Courts in England and Wales have exclusive jurisdiction, except that consumers may also rely on mandatory protections in their country of residence where applicable.
